When is the best time for an overseas investor to return to the Japanese real estate market?
The spread from the risk-free rate narrowed rapidly up until the 2007 peak. Since then, the yield spread has expanded to levels seen before the market became overheated, and players who missed the chance to buy properties during the excessive competition of the peak period are again turning their eyes to the Japanese market.
In the rental market, Grade A office buildings are already starting to seem undervalued, which implies that the market is near the bottom.
Intelligent investors are looking beyond the still-sluggish pace of recovery of the debt market and steadily preparing to return to the Japanese market.
